Job Title: Property Management Coordinator

Reporting Relationship: Director of Property Management

Unit: IWU-Marion

Department: Property Management Office

Campus Location: Barnes Student Center

Summary of Position:    The primary role of the Property Coordinator is to oversee and maintain the custodial operations of IWU residential and commercial rental properties. The position is part of a team that assures tenants have safe and comfortable homes in which to reside.


Duties and Responsibilities

  • Conduct property inspections to identify problems and recommend appropriate solutions
  • Accomplish basic maintenance and repairs
  • Maintain rental key management system
    • Install levers/knobs IWU rental core locks
  • Act as a liaison between contractors and the Director of Property Management
  • Maintain rental land
    • Keep designated rental land properties clean, healthy, attractive, and safe
  • Paint communal areas
  • Meet potential tenants, show the property and assess applications in accordance with anti-discriminations laws
  • Address tenant concerns or issues in a timely manner
  • Thoroughly clean rentals between tenants
  • Other projects as assigned
  • Participate in university events

Qualifications: According to Indiana Wesleyan University employment policy all employees must possess a strong Christian commitment and adhere to the standards outlined in the IWU Community Lifestyle Statement.

Education

  • High School diploma or G.E.D. Technical certificates and/or licenses are a plus.

Experience

  • Two to five (2-5) years of maintenance experience preferred.

Required Skills

  • Knowledgeable in maintenance operations and its technical aspects such as plumbing, HVAC, carpentry, electrical, etc.
  • Able to think critically when handling issues and recommending effective solutions
  • Strong interpersonal and communication skills for liaising with applicants, tenants, and contractors
  • Attention to detail and the ability to work quickly and accurately
  • Strong work ethic and self-starter qualities
  • Small appliance repair knowledge is helpful
  • Computer literate with Word/Excel/Outlook/Floor Plan Software.
