Job Title: Property Management Coordinator

Reporting Relationship: Director of Property Management

Unit: IWU-Marion

Campus Location: Barnes Student Center

Summary of Position:    Provide both technical and administrative expertise in the maintenance of 100 rental units owned by Indiana Wesleyan University. The position requires a significant breadth of knowledge and experience. It includes general maintenance (cleaning, painting, mowing, simple repairs etc.), technical troubleshooting and repairs (HVAC, plumbing, flooring installation, etc.), and administrative responsibilities. The position requires independent, critical analysis and discernment. It requires an understanding of regulatory requirements, safety regulations, and financial wisdom.


Duties and Responsibilities

  • General Maintenance:
    • Including but not limited to painting, cleaning, simple repairs to house, appliances and furniture, landscaping, mowing, cleaning rain gutters, trash removal, and carpet removal
  • Technical Skills:
    • Analyze heating and cooling equipment for proper operation Repair and replace defective components, such as filters, motors, belts, thermocouples, and thermostats
    • Troubleshoot and repair plumbing issues such as leaking components, defective flushers, faucets, and clogged drains
    • Analyze electrical circuit systems and provide guidance in determining the best course of action to take to assure rental units comply with local codes
    • Install flooring Repair small appliances
    • For highly specialized repairs, obtain bids from vendors and work directly with them to complete the project
  • Administrative Duties:
    • Assist with all aspects of property management including lease preparation, billing, budget management, capital asset planning, maintenance request management, property showings, lease terminations and evictions, market research, vendor relationship management and other administrative duties as assigned

Qualifications: According to Indiana Wesleyan University employment policy all employees must possess a strong Christian commitment and adhere to the standards outlined in the IWU Community Lifestyle Statement.

Education

  • High school diploma or equivalent
  • Technical certificates and/or licenses are a plus

Experience

  • At least three (3) years of professional experience

Required Skills

  • Ability to assess and troubleshoot maintenance issues
  • Ability to manage multiple projects and prioritize appropriately
  • Understanding of electrical, HVAC, plumbing and other systems
  • Ability to work independently and with integrity
  • Manual dexterity
  • Excellent customer service and communication skills
  • Basic computer skills including Microsoft Word and Excel
  • Ability to work in a team environment
